Based on a recent real estate industry report, homes are selling an average of one week faster than they did during this same period last year while the supply of homes for sale is nearly 5 percent lower than it was for the same timeframe.
The days on market average (# of days that a home stays on the Forsyth County real estate market before selling) has been steadily decreasing since 2010.
The Forsyth County real estate market always moves quickly when the home is priced correctly and in good condition, but the current low inventory means buyers have to be prepared to act quickly in a very competitive housing market.
Potential buyers need to be prepared to prove they have been preapproved for a loan at the time a contract is made in order for it to be considered by most sellers.
Many lenders now are offering to go one step further and have the loan fully underwritten before a buyer has even selected a home. This puts the home buyer in a very strong position as they can close much more quickly and are guaranteed a “clear to close” provided no major changes are made to the buyer’s employment or credit status.
