My Clients Purchased this Woodland Park Home for sale in cumming GAI loved opening up the AJC Homefinder section this week and seeing my buyers featured there!
This was a fun couple to work with as they were transferring in from North Carolina and not at all familiar with our area. The first step was to find out what was important to them as this area provides everything from new construction (smaller lots and fewer trees… but BRAND NEW!) to mature neighborhoods with large lots tons of trees but homes that might require a bit of updating.
I sent over a huge list of properties that ran the gambit and allowed them to openly critique each one. This allowed me to learn their preferences so I could target neighborhoods and then specific homes with their needs in mind.  It was evident, right away, that we would be looking in more mature neighborhoods as a larger, private lot was a “must have”.
As they were coming in from out of town to search for their new home (and traveling with an 8 week old baby), we knew that we had a very short timeframe in which to look so we narrowed the properties down to a manageable twelve to view.
Just before they arrived, a home hit the market that I knew would be perfect so I threw that one in too.  And… you guessed it!  It was the one they loved! READ MORE>>>

How Does a Reverse Mortgage Work?

 

As a Real Estate Professional in Cumming, GA this is a question I am hearing more and more often so I wanted to share an article I read recently as well as a link to the Federal Trade Commission’s information regarding What Consumers Need to know about a Reverse Mortgage.

Q: Can an Older Homeowner Who Is Cash Poor but House Rich Use Their Home to Tap into the Equity?


A: Yes, but not so much by refinancing. A reverse mortgage is a better, and increasingly popular, option for older Americans to convert home equity into cash. Money can then be used to cover home repairs, everyday living expenses, and medical bills.

Instead of making monthly payments to a lender, the lender makes payments to the homeowner, who continues to own the home and hold title to it.

According to the National Reverse Mortgage Lenders Association, the money given by the lender is tax-free and does not affect Social Security or Medicare benefits, although it may affect the homeowners’ eligibility for certain kinds of government assistance, including Medicaid.

Homeowners must be at least 62 and own their own homes to get a reverse mortgage. No income or medical requirements are necessary to qualify, and they may be eligible even if they still owe money on a first or second mortgage. In fact, many seniors get reverse mortgages to pay off the original loan.

Repaying a reverse mortgage is not necessary until the property is sold or the owner moves. Should the owner die before the property is sold, the estate repays the loan, plus any interest that has accrued.

Starting a Small Business in Forsyth County GA? Visit the Small Business Services Center

The Small Business Services Center, which is co-located with the Cumming-Forsyth County Chamber of Commerce, says that last year was a busy year for them as they provided assistance to over 400 current and prospective local merchants.  One new business owner received relocation assistance which involved the Center providing information about suitable business locations and referrals to local professionals who could help make the transition from her current out of area location to Forsyth County easier.

In addition to business relocation services, the center provides a free on-line “small business tool kit” which supplies prospective business owners with step-by-step instructions for what they need to do to start up a new business.  The Center recently provided start-up assistance to five new businesses which initiated in the planning stages and ran through implementation and business opening.

The center’s director, Jason Mock, stated in a Forsyth News article that last year seemed to be a big year for start-ups, as many workers found themselves laid off or with less work hours than in previous years, but that, in addition, many existing businesses were considering moving into the Cumming-Forsyth County because of the low taxes and high per capita income the area offers.

One goal for the Center is to provide more educational opportunities for existing merchants throughout the year. In addition, they hope to see an expansion of the existing “lunch and learn” seminar program which is held in partnership with area universities and technical colleges.

Small businesses account for the largest percentage of Cumming-Forsyth County businesses: 4,645 of Forsyth County businesses employee 1 to 10 employees and 95% of local businesses have between 1 and 25 employees.

With those figures in mind, Mock still feels that there is plenty of opportunity for small business owners and those thinking about starting a new business in the area.  In fact, the Center is hoping for an increase of 33% in the local small business population in the coming year.
