#5 – Arranging the Home Inspections

 

There are a wide variety of home inspections that can be conducted. A general home inspection is highly recommended and, depending on the size of the home, usually takes 2 to 4 hours to be completed.

The home inspection – conducted by a licensed home inspector – can bring to light any major problems with the home that may cause you to amend your offer or even walk away from the purchase entirely.

In areas known to have high radon gas levels, a radon inspection is generally conducted. In addition, you may choose to have other property specific systems such as well or septic tanks inspected.

Even though lenders no longer require one, conducting a termite inspection is always a good idea.

Upon completion of all inspections you will receive a full report for each. Depending on the outcome, you may wish to request that the home seller repair certain items of concern as a condition of the contract. These are items to be negotiated.
