Here’s hoping that the 2023 New Year brings health, happiness, and prosperity your way—as well as renewed confidence that fewer headlines will have us doing double-takes. Whether or not you pine to reenact the America of yesteryear, a little more predictability than 2022 provided wouldn’t be a bad thing.
As for plotting the course of your 2023 Forsyth County real estate dealings, the predictability factor is certainly a major issue. For one key decision—whether this year will be a good one to sell your Forsyth County home—it’s currently harder than usual to appraise the future conditions that will influence the answer. That’s why it was brave for the editors of U.S. News and World Report to step up to the plate to claim they can provide the answer to “Why You Should (and Shouldn’t) Sell Your Home in 2023.” They recently published their principal three “should sell” and “wait to sell” factors:
Should Sell #1: Because a high interest rate doesn’t scare you.
Should Sell #2: Because you’re OK waiting for the right buyer.*
Should Sell #3: Because you need to move.
Wait to Sell #1: Because you bought or refinanced in the last couple of years.
Wait to Sell #2: Because you’re worried about affording your next purchase.
Wait to Sell #3: Because you’re worried about finding your next home.
WHAT???? It might appear churlish to criticize U.S. News’ brave attempt to simplify the ‘sell’ or ‘don’t sell’ question, but it does seem self-contradictory to point out that finding a new home could be problematic because properties are hard to find—yet simultaneously implying that selling your own [hard-to-find] property means an extended wait to find a buyer.
Come to think of it, in the end, it wasn’t really all that brave for U.S.News to propose a simple answer to that multi-faceted decision, seeing that their final answer was “maybe.”
