Great news for Forsyth County real estate buyers who have either not yet locked in a loan, or who have just begun their home search! According to HSH.com’s Weekly Mortgage Rates Radar report, conforming fixed rate mortgages remained unchanged at an average rate of 3.52% this week.
It is believed that the mixed economic reports coming in – the slow GDP growth juxtaposed with a very solid July employment report – have left the market rates unchanged.
In an accelerating economy the probability of the Federal Reserve raising short-term interest rates would be much higher, but the fluctuations we are currently seeing seems to guarantee at least a few more weeks of consistent mortgage rates.
During a period when homebuyer activity traditionally declines in the Forsyth County real estate market, this is excellent news for Forsyth County home sellers as well as it helps to keep buyers involved in the market.

Based on a recent real estate industry report, homes are selling an average of one week faster than they did during this same period last year while the supply of homes for sale is nearly 5 percent lower than it was for the same timeframe.
The days on market average (# of days that a home stays on the Forsyth County real estate market before selling) has been steadily decreasing since 2010.
The Forsyth County real estate market always moves quickly when the home is priced correctly and in good condition, but the current low inventory means buyers have to be prepared to act quickly in a very competitive housing market.
Potential buyers need to be prepared to prove they have been preapproved for a loan at the time a contract is made in order for it to be considered by most sellers.
Many lenders now are offering to go one step further and have the loan fully underwritten before a buyer has even selected a home. This puts the home buyer in a very strong position as they can close much more quickly and are guaranteed a “clear to close” provided no major changes are made to the buyer’s employment or credit status.

The 2016 Cumming Farmers’ Market is currently underway at the Cumming Fairgrounds on Castleberry Road (parking lot #3) and will be running 6:30 AM to about 11 AM every Wednesday and Saturday through Oct. 1st.
Every week is different – you never know what you might find Cumming Farmers’ Market because as many as 30 local farmers, cooks and artisans offer homegrown produce and other handmade items.
In order to sell at the Cumming Farmers’ Market, local vendors must grow or produce their products by hand keeping the inventory fresh and unique.
The market generally offers fresh produce such as tomatoes, cucumbers, potatoes and beans as well as home-canned preserves, jams, pickles and local honey. On the day you visit you might even be lucky enough to find freshly baked bread, specialty cheeses, local beef, pork, and sausage or handmade woodworking items such as birdhouses or locally produced artwork, crafts or paintings.
Don’t miss the best items by sleeping in! To find the best variety of products, you’ll want to arrive early when the selection is at its best.
FYI… There are no parking or admission fees at the Cumming Farmers’ Market.

Last week, the city of Cumming, GA proudly became a city stop on the Purple Heart trail.
The honorary designation was received from Joe LaBranche of the Military Order of the Purple Heart, and the Cumming City Council voted unanimously to approve the proclamation.
Purple Heart medals are given only to soldiers who were wounded or killed in combat and is the oldest known US military decoration still in use. Originally called the Badge of Merit, the award was established by George Washington in 1782.
The city of Cumming, and of course Forsyth County as a whole, appreciates and honors its active military families and veterans. I believe that this designation stresses the importance of this to all.
While speaking to the council Mr. LaBranche said, “At one time I believe just about everybody in the United States knew a Purple Heart recipient, but many of our young are oblivious to its meaning. This proclamation may help them learn the meaning of the Purple Heart.”
Freedom is not free! So, I hope that Mr. LaBranche is correct and that the awarded designation serves to bring attention to an honor which is often times forgotten.

If you are like me, you enjoy watching the never ending house flipping shows presented by HGTV.
I’ve always thought this looks like an interesting concept, but never had the nerve to try it on my own. Part of that is because the Forsyth County real estate market remained strong even during the national downturn limiting any profits that could be made.
However, the rising national economy certainly seems to be helping many previously downtrodden real estate markets in a major way. This is great news for those interested in flipping houses in what had previously been seen as “bad neighborhoods”.
For the past few years slow real estate sales in many of these areas around the country have kept real estate entrepreneurs from getting into the market but, based on a recent report from RealtyTrac, now seems to be the time for those willing to take the risk.
